No Upfront Fees - When we list your property for rent or sale, if you don't get paid - we don't get paid. It's that simple.

No Cancellation Penalties - We are so confident of the quality of our property management services, our contract with you will contain no cancellation penalties, Don't be trapped by a contract. Should your situation change and you no longer need our services, we will cheerfully close out your account with no penalty.

Determine the Optimal Rent Amount - Our large rental inventory means we have our hands on the pulse of the rental market. We will discuss a range of rents with you and YOU will decide how much to rent to charge.

 Owner/Tenant Relations: As your agent, we will advertise your property to locate and qualify tenants suitable for your property. We handle the negotiation of leases, collection of advance rents, security deposit escrow accounts, and if necessary, eviction proceedings. Our services remove the need for you to interact with tenants. Our phone rings instead of yours!

Tenant Screening:  We carefully screen each applicant by doing a thorough background check; including a full credit report, a nationwide unlawful detainer search, reference checks, employment and income verification, and other inquiries as necessary.

Maintenance: We are available 24 hours a day, seven days a week for emergencies. We arrange for and supervise all authorized maintenance and repairs. We hire only the most qualified personnel who are insured and licensed (if necessary) as well as have a full-time maintenance specialist.

Accounting: Each client is provided with an on-line account of each of their properties.  A computerized statement of expenses and income for each property is provided to the owner 24/7, each account itemizes all expenses and a copy of all invoices for maintenance. We also offer the ability to direct deposit all Landlord rent payments at no additional cost.  Tenants also have the ability to pay rent on-line.
 
Inspections: Property Executives LLC knows the importance of property inspections. All properties are inspected on a specific schedule. Whether it be the move-in inspection, interim, or the move-out inspection, the details are key.
